A recent census revealed that there were 990,000 British ex-pats living in Spain and
a great many of these are concentrated in the Murcia region. As a result, tourist
numbers - which are already high - are swelled by a steady stream of visitors from
the UK who are making trips to the area with a view to purchasing a property
themselves.

Once they have acquired a property of their own, they will of course no longer be
interested in renting, but as long as they are looking they will need somewhere to
stay and they add to the potential income stream for investors.

However, the main income stream is tourism. Murcia has a \"famously good\" climate and
has an extensive coastline with miles of beaches. According to Franck Jeannoutot of
Jet to Let magazine, the area has also escaped the problem of over-development and
\"is just now coming into its own\".

Spain boasts an impressive 300 days of sunshine per year, which goes some way to
explaining the long-standing popularity of Spanish holidays and investments with UK
and European buyers. Recently, however, reports have emerged which suggest that the
Spanish market may no longer be as lucrative for investors. According to Dominic
Farrell of Jet to Let magazine, this is not the case.

He says that Spain \"will always be one of the preferred destination\" for both
investors and holidaymakers. Pointing out that the period from 1988 to 2005 saw
property prices rise an average of 170 per cent in key investment areas, he predicts
that \"investors will continue to flock in their droves\". In addition, \"a carefully
chosen property in a good location will bear dividends in the years ahead\".

At present, sterling is performing strongly against the euro and a favourable rate
of exchange means that a good purchase can be made for a value price. With no sign
of the Spanish holiday market dwindling - as indicated by the likes of Ryanair
laying on extra flights to Spanish destinations this summer - there are good reasons
to make an Iberian investment.
